The Presley Way housing plan in Mentor appears to be “back on track,” following several “twists and turns” in the development plan that have caused delays, The News-Herald reports. The 13-unit development of $170,000 to $300,000 single-family homes on the east and west sides of Presley Avenue Extension “requires a certificate of appropriateness from the city planning commission to deviate from a development plan accompanying a rezoning request approved by voters in November 2014,” according to the article. The commission tabled that item in September to allow the developer, ProBuilt Homes, time to address concerns about details of the plans. Additionally, “an issue arose involving the way the property was platted” because shared sanitary sewer laterals were installed in Presley Avenue Extension. Because of the shared laterals, the homes will be built as condominium-type ownership instead of fee-simple lots, and Mentor City Council must approve the amended plat. ProBuilt president George Davis hopes to have construction underway by spring. The property is in a Community Reinvestment Area that allows tax abatement on development.
